The action
Agent Bryon Howard spoke with the owners this spring about listing this three-bedroom townhouse, suggesting an asking price of $440,000. The owners decided to hold off and do some renovations in hopes of getting a better price. By the fall, they had added new flooring and a fresh coat of paint, but property values across the area had declined, forcing them to set the asking price at $419,000.
“The changes helped a lot, but at the same time, the market was dropping the whole time,” agent Bryon Howard said.
“Even listing it at [nearly] $420,000 was high.”
There were five visitors over five weeks. One guest negotiated a $395,000 deal for the property.
“What we’re seeing now is properties are on the market and not selling at all because sellers’ expectations are higher than what buyers want to pay as the market has shifted, for condos and townhouses especially,” Mr. Howard said.
“I was really happy to sell that in 34 days.”
