By Joel Gwillim’s estimation, this 64-year-old bungalow near Southwood Corner shopping plaza had a ballpark value in the low $700,000s, but he slightly underpriced it at $699,900 to broaden its audience and instill a sense among prospective buyers that the deal would not last long. The strategy may have worked as three dozen visitors toured the house. One of those presented an offer during the open house and another began negotiations hours later.

“We priced it more on the aggressive side because we were seeing stuff on the market for 20, 30 and 40 days, going through their first price reduction,” said Mr. Gwillim.

“At $699,900, you do bring in a plethora of buyers approved up to the $700,000 mark that maybe wouldn’t [otherwise] see the property. It wouldn’t come up on their radar if we were priced at $709,000 or $714,900.”

The good condition of the home, which had been completely refashioned in 2022, was the main reason the final bid rose to $715,000.

“There’s such good value for turnkey properties,” Mr. Gwillim said.

“People want to be excited about their home, not move and start two- to three-months of renovations.”

This detached bungalow has 1,052 square feet of living space, including two bedrooms, three four-piece bathrooms and a living room with a floor-to-ceiling fireplace.

The kitchen has stainless-steel appliances, quartz countertops and a two-tiered island with a breakfast bar, in addition to an exit to a patio and double garage on the 50- by 100-foot lot.

The agent’s take

“It had that older, sixties-style bungalow feel to it,” Mr. Gwillim said.

“But everything was opened up; walls were moved and bathrooms were added.”
