THE ACTION

Agent Kamil Lalji told his colleagues that this 13-year-old house, three kilometres from downtown Calgary, would be up for sale after Thanksgiving, priced under $1-million. This led to an interested buyer eager to make a deal before the house was publicly listed. They made an offer conditional on the sale of their own property within 10 days. The sellers accepted.

“When we got the full-price offer, off market, we thought we might as well take it, even though it has a sale-of-home condition,” said Mr. Lalji.

“If we go to market, we know we have a full-price offer in our back pocket, we could always lean on and leverage for an even better offer.”

The buyer in fact did not sell their house in the required time, but dropped the condition to save the deal after this property went live on MLS and two other buyers began purchase negotiations.

“Getting multiple offers, and strong offers, had to do with the fact someone else wanted it,” said Mr. Lalji.

“It was super unusual and abnormal at this moment.”

WHAT THEY GOT

“It was a very nice, high-end spec [home] with a really good layout, lots of windows and light,” Mr. Lalji said.

“Bridgeland is a super nice area, one of five inner-city areas that almost has a brand to it. There are nice restaurants, bars, different amenities, transportation and development, and it’s adjacent to the river.”
