The action
Agent Clare Packer distributed early notices that this seven-year-old house, one kilometre north of MacKinnon Ravine, would open for public tours on the first Friday in November. One buyer called the night before to reserve the first appointment, then wrote an offer with an extra $100 added to the asking price hours after their tour.
“In November/December, we find there are less showings and less buyers out looking,” Ms. Packer said. “But the quality of the buyer is super high because it’s not a fun time to be house shopping.”
“There’s also some strategy to listing your property for sale in these lower inventory months because you have less competition.
“In this community, there was one other infill property to sell, but it was in a totally different price point.”
Ms. Packer noted that demand is higher for newer houses, like this one, in a mature neighbourhood.
“You get the nice newness of being new construction, but it’s in a community that’s well established with mature, tree-lined boulevards,” said Ms. Packer. “It’s close to downtown and the LRT expansion.”
“The majority of the neighbourhood is 1950s-style bungalow, and those transact in the $400,000 to $500,000s.”
