The action

The promotional material for this one-bedroom bungalow made the most of aerial photography showing the 0.44-acre lot backing onto mature woodland and the Heritage Pointe Golf Club. Within 48 hours, six buyers toured the home and one submitted a full-price offer without conditions.

“There were three other properties listed [in the area], all similar in nature, bungalow-style,” said agent Steven Hill.

“Our strategy was to make sure that if the buying market had seen the other properties, when they saw this, they would agree we were positioned correctly as far as our price.”

The agent’s take

“The whole golf course community was designed to make sure every property had an element that was special,” Mr. Hill said.

“This one backed onto treed green space, so you had no neighbours behind.

“There are deer, birds and wildlife in your backyard.”
