THE ACTION
Royal LePage Terrequity Realty
Agent Nutan Brown hammered a “Coming Soon” sign on the lawn and told her realtor colleagues that this four-bedroom house would officially list on the market the first Monday in March. Over the next two days, the owners fielded several expressions of interest and gave a handful of preview tours. One of those guests came with an offer in hand, $186,000 over the asking price.
“The property actually never got to the listing stage but sold for well over the asking price,” Ms. Brown said.
“This is a fairly rare occurrence, but the house was beautiful.”
The relative lack of large, turnkey homes for sale like this one near Jane and Bloor streets intensified buyer demand.
“It’s a beautiful blend of original character and modern conveniences, style and design that people are looking for,” Ms. Brown said.
“Most properties are two storeys in this area, and this is two-and-a-half storeys with a fabulous loft space currently used as a kids’ bedroom.”
WHAT THEY GOT
Royal LePage Terrequity Realty
This detached house was built on a 25- by 109-foot lot in 1922.
In 2019, several areas were modified. A skylight was added in the bedroom on the third floor, and the kitchen was redesigned as an open-concept space with an island.
The dining area retains its original beamed ceilings and French doors to a living room with a fireplace.
The basement has a recreation area, a laundry room and a second full bathroom.
Outside, there is a legal parking pad, a back deck and a garden.
THE AGENT’S TAKE
“It’s in prime Bloor West Village, meaning it’s not right at Bloor with vehicular traffic and walking traffic,” Ms. Brown said. “This is a block away, which is still convenient.”
