The action
The owners of this 71-year-old bungalow near Cloverdale Mall made numerous updates over the past few years, refinishing the flooring, the kitchen and three bathrooms, while searching for another home. Once they purchased one, this property was painted and staged, and the saltwater pool was opened for display – despite a snowstorm in the forecast.
“It already had a nicer floor plan than average for the neighbourhood,” agent Ken Ramsay said. “But we knew doing all those things would elevate it, especially in the challenging market we’re in.
“A pool with a winter cover on it looks terrible, but a pool that looks good with some water running is very inviting.”
The saltwater pool in the backyard was opened so that it looked inviting for prospective buyers.
A few potential buyers quickly reserved tours, and the first visitor wrote a full-price offer of $1,498,000 before the weekend.
“It’s taking 30 days or more on average to sell a house right now, but we put a lot of work into it,” Mr. Ramsay said.
“There had been a house on the market months before us, and they sold under $1.3-million.”
There is an outdoor lounge with a fan and TV near the pool.
What they got
This three-bedroom bungalow has interior access to the garage and 1,379 square feet of living space.
There is a living room with a fireplace, and a family room with a gas wood-stove and double doors to a deck and pool on the 50- by 100-foot lot.
The basement has two bedrooms and a recreation area, plus a laundry room and a separate side entrance.
The living room features a fireplace.
The agent’s take
“By putting in new flooring, refreshing the paint colours and refinishing the kitchen cabinets, it made it more comparable to newer construction, which is what a lot of people want,” said co-listing agent Jaime Ramsay.
“The front of the house was fully landscaped, and the backyard had an incredible pool and outdoor lounge with a fan and TV.”
