The action
This 38-year-old townhouse complex of about a dozen homes backing on the Don Valley hadn’t seen a single home sold in the past four years, but three were listed and sold, one after another, within one month this year. At the start of May, a renovated unit fetched $1.52-million. Without delay, agent Scott Hanton released this one, Unit 7. Considering that it needed some updates, the sellers priced it at $1,299,000. An offer date was scheduled, but one buyer jumped the gun, immediately offering $1.4-million.
“Within minutes of going on the market, someone wanted to give us a bully bid, and a very strong bully bid,” Mr. Hanton said. “My sellers accepted.”
“The neighbour just sold a couple of days before, which I believe helped our selling price.”
The third unit sold days later.
“It’s conveniently located [close] to the subway, yet still tucked away from the busyness of Broadview and Danforth [Avenues],” Mr. Hanton said.
“Most people don’t even know about this development, it’s so hidden, overlooking the Don Valley.”
The home has an eat-in kitchen.
What they got
This three-storey townhouse has a street-level entrance and two west-facing terraces, including one off the primary bedroom on the top floor.
There is 1,740 square feet of living space, including a dining area, an eat-in kitchen and three bathrooms.
The living room has a wood-burning fireplace and a double-height ceiling that opens to a den on the second floor. That level also has a laundry room and a second bedroom.
The basement has access to the unit’s storage locker and parking spot in an underground garage.
Monthly fees of $1,170 include water use.

The agent’s take
“[The townhouses are] all fairly identical, but they offer really huge living space, private kitchen areas and two terraces,” Mr. Hanton said.
