The action

The moment the tenant moved out of this one-bedroom unit at Sync Lofts by the Riverside Bridge, its owner had it repaired, repainted and professionally furnished to give it a fresh look. Agent Jenelle Cameron knew the property would turn heads, but as a precaution, she gave it a reasonable price under $520,000.

“I tell everyone these days, don’t expect it to go in a few weeks, it could take months and that’s okay,” Ms. Cameron said.

“You have to have something attractive that other ones don’t have, either its price or its look is better.”

This unit not only had those two advantages, but a third one: a parking spot. Shortly after a third guest passed through, an earlier shopper cut a deal for $14,900 under asking.

“In this case, the fact it had parking was a big deal,” Ms. Cameron said.

“A lot of units that size don’t have parking.”

What they got

This 12-year-old unit has a long, narrow layout with the bedroom, four-piece bathroom and laundry closet by the front entrance.

The living room is at the opposite end with sliding doors to a south-facing balcony.

A kitchen with stainless-steel appliances is at the centre of the unit.

There is also a storage locker.

Monthly fees of $690 cover heating and water, as well as use of a gym and rooftop terrace.

The agent’s take

“The location is great,” Ms. Cameron said.

“It’s a pretty small, boutique building and a lot of people like that. They don’t want the big high-rises.”
