The unit price of Morguard North American Residential REIT MRG-UN-T has been sliding over the past six months despite it announcing in October an increase in its monthly distribution to 6.583 cents per unit from 6.333 cent. For Q3, the REIT reported funds from operations of 42 cents per diluted unit, up from 40 cents per unit in Q3 2024.
