Blackstone’s latest earnings call struck an upbeat tone, with management emphasizing broad-based growth across earnings, fundraising, and AI-linked infrastructure while acknowledging a handful of concentrated headwinds. Executives highlighted record inflows, expanding fee streams, and a growing data center franchise, arguing these positives clearly outweigh pressures from certain real estate vehicles and a pockets of elevated redemptions.
Strong Earnings Growth
Distributable earnings climbed 26% year over year to $2.0 billion, or $1.52 per common share, underscoring the firm’s ability to convert performance into cash. Fee-related earnings rose 22% to $1.8 billion as total fee revenues also advanced 22% to $3.0 billion, signaling durable, recurring economics rather than one-off gains.
Robust Inflows and AUM Expansion
Blackstone reported nearly $70 billion of inflows in the quarter and more than $260 billion over the past 12 months, lifting assets under management 11% to a record $1.35 trillion. Management framed this scale and sustained demand as a key competitive advantage that deepens client relationships and supports long-term fee growth.
AI and Data Center Leadership
Large-scale investment in AI-related infrastructure is emerging as a central growth engine, with Blackstone’s data center platform value jumping to $185 billion from $130 billion at the start of the year. The firm expects to lease more than three times as much capacity this year as in any prior year, reinforcing its positioning as a critical landlord to the AI ecosystem.
Strategic AI Partnerships and New Vehicles
Beyond physical infrastructure, Blackstone is layering in strategic partnerships and products including an AI-focused cloud initiative with Google and an enterprise tie-up with Anthropic. The firm also launched a $35 billion Broadcom financing platform and the $2 billion BXDC REIT, described as the largest blind-pool REIT IPO, to capture incremental fee streams around the AI and digital infrastructure build-out.
Record Transaction and Performance Fee Momentum
Transaction and advisory fees nearly doubled, reaching a record $321 million and rising 52% sequentially as deal activity rebounded. Fee-related performance revenues surged 68% year over year to $793 million, helped by nearly threefold increases in contributions from BXP and BREIT, signaling improving monetization of previously accrued value.
Fundraising Strength Across Channels
Blackstone highlighted balanced fundraising, with institutional infrastructure assets up 40% to $90 billion and BXMA climbing 21% to $109 billion after 25 straight positive quarters. Insurance AUM reached $290 billion, up 15%, while private wealth AUM rose 16% to $324 billion, showing that multiple channels are contributing to growth rather than reliance on a single pool of capital.
Realized and Mark-to-Market Gains
Net realizations increased 27% to $414 million, aided by more exit activity across strategies. Gross performance revenues grew 32% to $731 million, while net accrued performance revenue, effectively embedded future carry, reached $7.5 billion or $6.00 per share, up 13% year over year and 7% sequentially, providing a visible pipeline of potential future profits.
Strong Strategy-Level Returns
Infrastructure strategies appreciated 7.2% in the quarter and 29% over the last 12 months, highlighting the appeal of long-duration, inflation-linked assets. Corporate private equity returned 3.7% in the quarter and 14% over the last year, with newer flagship vintages posting higher appreciation and portfolio companies delivering 11% revenue growth, suggesting operational performance is supporting valuation gains.
BCRED Redemption Pressure and Net Outflows
Not all vehicles are moving in one direction, as Blackstone’s BCRED product faced elevated redemptions despite gross sales of $1 billion in the period. Repurchase requests exceeded the 5% limit, leaving only about half of requests fulfilled and resulting in roughly $1.2 billion of net outflows, though management noted that early third-quarter redemption activity has fallen materially.
Near-Term Realization Timing Risk
Management cautioned that net realizations are likely to decelerate sequentially in the third quarter as geopolitical volatility pushes out exit timelines. The firm nonetheless expects a stronger fourth quarter and sees a more supportive environment extending into 2027, but stressed that realization timing will remain lumpy even as the underlying pipeline builds.
Real Estate Performance and Fee Headwinds
Real estate results were mixed, with modest overall appreciation led by data centers but roughly 80% of the global equity portfolio seeing value declines. Base fees in real estate slipped due to harvesting in opportunistic BREP funds and pressure in institutional core-plus strategies, creating near-term headwinds even as management works to reposition portfolios and capture AI-linked upside.
Credit Base Fee Deceleration in BDCs
While credit AUM expanded, management flagged softer year-over-year base fee growth in the BDC area and muted retail inflows into credit strategies. Those challenges are being offset by stronger institutional and insurance demand, but they underscore that retail sentiment in some income products remains cautious even as the broader platform benefits from higher rates.
Risks Around AI Exuberance
Executives acknowledged that the rapid build-out of AI infrastructure carries meaningful risks, including the potential for excessive market exuberance and broader societal uncertainties. They stressed a disciplined approach, focusing on selective deployment and downside protection, but conceded that concentration in a booming theme requires ongoing risk management and careful underwriting.
Private Real Estate Versus Public REITs
Public REITs have been outperforming the broader market this year, while private opportunistic and core-plus real estate has lagged, creating a relative return gap. Management suggested this dynamic may delay some limited partners from recommitting to private real estate until performance catches up, adding another constraint to near-term fundraising in that segment.
Forward-Looking Guidance and Outlook
Looking ahead, Blackstone expects base management fee growth in the third quarter to mirror the second quarter, with a return to double-digit growth projected by 2027 as new capital is put to work. Management also flagged a temporary slowdown in net realizations in the near term, followed by a stronger fourth quarter and beyond, supported by a growing AI infrastructure pipeline, record AUM, and robust fundraising across credit, infrastructure, and wealth channels.
