An announcement from Digital Realty ( (DLR) ) is now available.

On June 22, 2026, Digital Realty announced a series of transactions aimed at accelerating growth across hyperscale development, colocation and private capital activities. The company has acquired about 1,440 acres at Astra Enterprise Park near Kansas City for roughly $475 million in cash and operating partnership units, marking its entry into a top-30 U.S. data center metro and securing an energy service agreement that will provide up to two gigawatts of utility power, supporting large-scale hyperscale data center build-outs.

Digital Realty is also increasing its stake in Teraco, Africa’s leading data center platform, to 77% by purchasing a 16% interest for approximately $650 million, primarily via 3.4 million newly issued shares, reinforcing its colocation and connectivity footprint in the EMEA region. In addition, it plans to acquire Columbia Capital for about $485 million, largely paid in 2.3 million shares with a multi-year lockup and performance-based earnout, to deepen its Strategic Private Capital platform and gain greater expertise across communications and digital infrastructure, with all these equity-funded deals designed to enhance growth while maintaining balance sheet discipline and expected to close in the second half of 2026 subject to customary conditions.

Spark’s Take on DLR Stock

According to Spark, TipRanks’ AI Analyst, DLR is a Neutral.

The score is driven by strong technical momentum and a constructive earnings outlook (raised FFO guidance, record backlog, and strong leasing activity). Financial performance is solid but held back by cash flow volatility and a large absolute debt load. Valuation is the biggest drag due to the very high P/E, partially offset by the dividend yield.
