Digital Realty Issues Multi-Tranche Swiss Franc Senior Notes

Tipranks - Wed Oct 7, 5:00PM CDT

Digital Realty ( (DLR) ) has shared an announcement.

On October 6, 2026, Digital Constellation B.V., an indirect wholly owned finance subsidiary of Digital Realty’s operating partnership, issued and sold a total of CHF510 million in senior unsecured Swiss franc notes maturing in 2029, 2032 and 2036, with coupons of 1.6803%, 2.0600% and 2.4150%, respectively, all fully and unconditionally guaranteed by Digital Realty and related subsidiaries. The transaction, conducted under Regulation S outside the U.S. and structured with covenants limiting additional indebtedness and requiring unencumbered asset pools, strengthens Digital Realty’s funding flexibility by allowing it to refinance revolving credit borrowings, support property acquisitions and development, and potentially retire other debt or securities, while also earmarking proceeds for projects aligned with its Green Bond Framework and broader growth strategy.

The notes, which rank pari passu with Digital Constellation’s other senior unsecured debt and include standard redemption features and tax gross-up provisions, expand Digital Realty’s presence in the Swiss franc bond market and diversify its investor base. For bondholders and other creditors, the guarantees from Digital Realty and key subsidiaries, along with defined events of default tied to payment failures, covenant breaches and significant subsidiary indebtedness or insolvency events, provide additional structural protection and clarify the risk framework around the company’s growing international capital structure.

Spark’s Take on DLR Stock

According to Spark, TipRanks’ AI Analyst, DLR is a Neutral.

The score is driven primarily by solid financial performance (strong EBITDA profitability, improving leverage, and a return to positive free cash flow) and a notably positive earnings call (raised core FFO guidance and record backlog). Offsetting these strengths are weak/neutral technical momentum and a challenging valuation profile due to the very high P/E, with the dividend yield providing only partial support.
