FirstService Corporation’s latest earnings call struck a cautiously upbeat tone, with management emphasizing solid cash generation, steady margins and disciplined capital deployment, even as roofing and restoration timing weighed on growth. Investors heard a narrative of a diversified platform executing well in residential services and fire protection, while navigating localized weakness and competitive pressures in select markets.

Consolidated Revenue and Profit Growth

FirstService posted Q2 revenue of $1.45 billion, up 2% year over year, with roughly half of the increase driven by organic growth. Adjusted EBITDA rose 3% to $161.7 million, pushing the consolidated margin to 11.2%, up 10 basis points, and adjusted EPS climbed 2% to $1.75 despite mixed conditions across business lines.

Year-to-Date Strength and Cash Generation

For the first half, revenue reached $2.77 billion, a 4% increase, while adjusted EBITDA grew 3% to $267 million as the company maintained overall profitability. Operating cash flow before working capital was $112 million in Q2 and about $220 million year to date, underscoring robust cash generation that supports both investment and shareholder returns.

FirstService Residential Outperformance

The Residential segment delivered standout results, with Q2 revenue of $617 million, up 4% and 5% organically, reflecting strong demand in managed communities. EBITDA in the division rose 6% to $69 million, lifting margins to 11.2%, and management signaled confidence in sustaining mid-single-digit growth and modest margin gains through year-end.

Century Fire Continued Strength

Century Fire remained a growth engine, posting more than 10% year-over-year revenue expansion in Q2, driven by high single-digit organic gains and solid project execution. The unit’s backlog improved sequentially, and with acquisitions of Titan Fire Protection and GSC Fire & Security expanding its footprint, management is guiding to similar double-digit growth in Q3 and Q4.

Restoration Pipeline Rebuilding

Restoration brands were slightly down in Q2, but management highlighted a wave of large-loss project wins late in the quarter and into July that should rebuild backlog. These new awards are expected to support about 5% year-over-year growth in the second half, with additional upside possible if storm-related events materialize.

Disciplined Capital Deployment and Liquidity

The company continued its tuck-in M&A strategy, spending around $40 million in the quarter while trimming full-year capex expectations to roughly $130 million from a prior $140 million target. FirstService also repurchased more than 1.8 million shares for about $250 million, and with over $800 million in cash and undrawn credit plus net debt to EBITDA at 1.8 times, it maintains ample balance sheet flexibility.

Operational and Platform Investments

Management is pressing ahead with an enterprise financial system rollout and platform investments aimed at improving information flow and forecasting accuracy across the organization. A targeted cross-sell initiative, branded ‘Resilience First,’ is being used in managed communities to reduce loss frequency and severity, with the goal of enhancing long-term margins and scalable growth.

Roofing Segment Weakness

Roofing remained a drag, with Q2 revenues down about 6% reported and roughly 10% organically as markets stayed weak and intensely competitive. Management characterized conditions in key geographies, particularly Las Vegas and Southwest Florida, as stubbornly soft and expects Q3 roofing revenue to be down slightly, with mid-single-digit organic declines persisting.

Brands Margin Pressure and Consolidated Margin Decline

Within FirstService Brands, Q2 margin slipped 10 basis points to 11.5%, reflecting pressure in certain service lines despite pockets of strength. At the consolidated level, the first-half adjusted EBITDA margin edged down 10 basis points to 9.7%, signaling modest margin headwinds even as several businesses achieved incremental efficiency gains.

Restoration Near-Term Conversion Uncertainty

While restoration backlog is improving, management cautioned that revenue conversion timing remains unpredictable due to scoping, permitting and insurance processes. As a result, they are only guiding to around 5% year-over-year growth in the second half and warned that some large-loss projects could slip, with revenue potentially shifting into future periods.

Regional Concentrations Causing Localized Pain

Two larger roofing branches, Las Vegas and Southwest Florida, are suffering outsized weakness, amplifying the segment’s struggles. Southwest Florida in particular faces post-hurricane overcapacity and aggressive pricing, conditions that are compressing margins and contributing materially to the underperformance of the roofing unit.

Increased Leverage from Buybacks

The sizable share repurchase program pushed net debt to EBITDA up to 1.8 times from 1.5 times in the prior quarter, a deliberate step to return capital while markets remain supportive. Management emphasized that leverage remains conservative and well covered by liquidity, enabling the company to pursue further buybacks alongside growth investments.

Fewer M&A Opportunities and Competitive Bidding

Management noted a thinner pipeline of attractive tuck-in deals as private equity competition intensifies and valuations stay firm. With owners of underperforming assets delaying sales, the supply of quality targets has tightened, slowing the acquisition cadence even as FirstService maintains mid-teens return thresholds for potential transactions.

Guidance and Forward-Looking Outlook

Looking ahead, the company expects Q3 revenue and EBITDA growth to mirror Q2’s low single digits, with full-year revenue growth tracking similar to or slightly above year-to-date levels and mid-single-digit EBITDA growth. Segment guidance calls for steady mid-single-digit gains in Residential, mid-single-digit second-half growth at Brands with restoration up about 5%, roofing modestly down, Century Fire continuing at 10%-plus growth and home services edging higher, supported by healthy cash flow and disciplined capital allocation.

FirstService’s earnings call underscored a business balancing steady growth with targeted investment while managing localized weaknesses in roofing and timing issues in restoration. With strong residential and fire protection franchises, solid cash generation and a cautious yet constructive outlook, the company positioned itself as a steady compounder, albeit with some near-term execution and market risks that investors will continue to monitor.
