Are you searching for city living outside the city? Home buyers seeking prime lifestyle perks and more affordable alternatives are looking outside the Greater Toronto Area to thriving towns such as Collingwood, where they’re within a 90-minute drive to the city without facing daily traffic headaches and daunting prices.
A luxury condo building rooted in a village vibe can be the perfect blend of cottage living and urban swank, if it offers walkable access to shops, restaurants, services – and a harbour along the south shore of Georgian Bay.
Stonebrook Developments President Remo Niceforo says 60 per cent of buyers so far in the company’s six-storey, 126-unit Monaco property in downtown Collingwood slated for occupancy in late 2020 are from the GTA – and they’re coming for the four-seasons lifestyle as well as value. Wasaga Beach and Blue Mountain resort are within a 20-minute drive.
The trend of people moving outside of Toronto to find new home options has been going on for about the past half-dozen years or so and it has heated up with home pricing in the city, says Mr. Niceforo. “Whether they’re empty nesters or looking for a second home or making a transition to make it their retiree home, they see Collingwood as a place that has all the lifestyle options,” he says. “It’s still near a major city and it offers them real value for their money.”

Collingwood offers the best of two worlds, because you’ve got the dining and entertaining with the active lifestyle. The quality of life feels bigger here.

Three signature penthouse suites with 13-foot ceilings and spectacular views include options for a rooftop terrace and private swimming pool. All other suites boast 10-foot ceilings. There is Italian cabinetry, engineered hardwoods and underground parking, among many other features. The project also brings 30,000 square feet of retail space.
“You have proximity to water and activities all year, including boating and hiking and fishing and skiing and snowboarding. There’s arts and culture. There’s so much you can do,” says Mr. Niceforo. “From a value perspective when buying a condo, you’re getting a lot of quality.”
Designed by A. J. Tregebov Architects to fit within the town’s surrounding heritage buildings, Monaco is destined to be a downtown Collingwood landmark because bylaws regulating development make it highly unlikely that there will be another project such as this one, says Mr. Niceforo.
At the intersection of Hurontario and Hume streets, it is located on the only lands designated for condo development in the town’s Heritage Conservation District.
There are music festivals, art galleries, craft breweries, boutique shopping and theatres within walking distance, along with the nearby slopes, golfing and sailing, making Monaco a touchstone for the town’s revitalization.
Last year, Collingwood was ranked as one of the fastest growing communities in Canada with a 13.3-per-cent jump in population to 21,793, according to census data.
“For the people who decided to come here, Collingwood offers the best of two worlds, because you’ve got the dining and entertaining with the active lifestyle,” says Mr. Niceforo. “The quality of life feels bigger here.”
