New condo development gives the feel of home while living in a vertical community

When Joseph Feldman played sports as a youngster in Toronto, he was always impressed by how proud the players from Leaside were of their neighbourhood. Now he aims to up the game for enjoying the Leaside lifestyle with the Residences of Upper East Village, a new master planned community at Eglinton Avenue and Brentcliffe Road that will feature spacious condominium suites and luxurious townhomes. Three new residential towers will provide 985 units with retail, office space, condominiums and townhomes.

It’s always been a lifestyle-centric community but the options tended to be detached homes. Now we’re offering alternatives with the conveniences of townhome and condo living.

“I had quite a few friends that grew up in Leaside and they all had such great pride for their neighbourhood,” says Mr. Feldman, Camrost Felcorp director of development. “They still do. I play hockey these days and no one uses their old hockey bags, except for the players who have kept their bags from the Leaside Flames teams. You recognize them right away.” The collaborative project by Camrost Felcorp Inc., Diamond Corp. and design team Page + Steele/IBI Group pays homage to the area’s history of classic design, while adding modern elements that will include a half-acre of park and ground-level retail with pedestrian-friendly promenades. “One of our biggest selling propositions for the project is simply the fact that Leaside is such a sought-after neighbourhood,” says Mr. Feldman. “It’s always been a lifestyle-centric community, but the options tended to be detached homes. Now we’re offering alternatives with the conveniences of townhome and condo living.”

Walkability to shops, green spaces and trails, as well as accessibility to transit that links to the downtown core, make the neighbourhood attractive to people who are looking to downsize from houses or start a family, says Mr. Feldman. The project at 939 Eglinton Ave. E. has a Walk Score of 85/100, there are multiple bus routes and it will be steps from the new Eglinton Crosstown LRT Laird Station set to be available in 2021, when he expects occupancy to be available. “When you look at condos built in Toronto, you find a lot of small studios or one-bedroom units, but this project is atypical because we’re offering a lot of affordable two-bedroom and even three-bedroom options that include luxury appointments such as quartz countertops,” says Mr. Feldman. “We’ve taken every unit and designed it so that it is proportioned space to accommodate a family. You have the feel of home living but in a vertical community.”

Nearby attractions and spaces that residents will appreciate include Howard Talbot Park with its baseball diamonds, Trace Manes park with its playground and outdoor ice rink, Serena Gundy Park and the Leaside Memorial Community Gardens with its indoor swimming pool and ice rinks. There are nursery, elementary and high schools, and colleges nearby. “Lifestyle is of the utmost importance for The Upper East Village,” says Mr. Feldman, who expects the project to average upwards of $900 per square foot with construction to begin near the end of this year. “Our goal is to make this site feel established in Leaside, as if it has been there for years, right from the first day that it opens.”
