Since Ventus 2 blew into town last month, suites are being purchased so quickly that they are catching up to the sales figures in the previous tower launched last year.

Tridel has already sold 45 per cent of the 314 units in the 30-storey tower and closed deals on 70 per cent of the 288 units its sister tower, Ventus 1, which is under construction.

"We took what was sold successfully in the first phase and brought it back for the second," says senior vice-president of sales and marketing, Jim Ritchie.

This includes one and two bedroom plans - with or without dens - priced between $199,900 and $344,000.

"We've made sure the overall package is typical Tridel, but have kept the prices where they are truly affordable," says Mr. Ritchie.

Buyers also appreciate that Ventus 1 and 2 are part of a larger condominium development in Scarborough, called Metrogate, where two 40-storey towers are nearing completion and additional towers and townhouses are to be built around a large central park.

"We have 17 acres of land here with parks ... transit coming in and potentially two daycare centres and a little bit of retail," adds Mr. Ritchie. "So, it is truly a master-planned community."

Located at the northeast corner of Kennedy Road and Highway 401, the site is close to established shops, restaurants and movie theatres at Scarborough Town Centre and Kennedy Commons, as well as supermarkets and big box retailers.

Scaborough Bluffs, Rouge Park and Tam O'Shanter Golf Course are popular outdoor attractions in the vicinity.

"Most of our buyers are coming from a two or three kilometre radius of that community, and are all different ages," says Mr. Ritchie. "But not surprisingly, we have a high number of first-time buyers."

The building will contain its own set of recreational facilities on the fourth floor, such as a fitness centre and a party room with a kitchen, bar, billiards table, dining tables and lounge area by a double-sided fireplace. A terrace will offer more seating outside.

For a more private setting outdoors, many individual suites will have balconies and curvilinear windows.

Interior finishes will be assembled into three themed designs, including Nature, Classic and Urban packages. A sample of features in the Urban collection will combine deep walnut-brown plank-laminate floors, dark flat paneled kitchen cabinetry and light granite counters.

The building's name also refers to the project's integration of eco-friendly materials, technology and building practices throughout.

As a result, suites will have high efficiency heating and cooling systems, individually metered utilities, and Energy Star kitchen and laundry appliances, as well as paints with low volatile organic compounds.

"People have different opinions as to why they would want to go green," says Mr. Ritchie. "For some, it's simply because they're going to save money because the cost operation is lower, and others are very concerned about environmental issues."

Public transit is easily accessible as well, though units will come with a parking spot.

Monthly fees will be 46 cents per square feet.

Occupancy for Ventus 2 is slated for 2013.
