The action

These Toronto buyers spent a year researching waterfront cottages north of the city before visiting 15 four-season properties over two weekends this summer. This three-bedroom cottage with more than 300 feet of frontage on Moot Lake, roughly 220 kilometres north of Toronto’s core, came in under their $1.2-million budget and checked off all the items on their shopping list, from easy water entry to space and privacy for guests and a growing family.

“People don’t realize you can get beautiful, waterfront cottages at this price point,” the buyers’ agent Belinda Lelli said.

The primary bedroom and a four-piece bathroom are on the main floor.

“You’re getting waterfront, a beautiful cottage, the ability to expand, a nice deck and a good grading system where you’re not walking off a cliff.”

The buyers negotiated a $1.1-million deal without delay, feeling that prices could rise as more Canadians avoid travelling to the U.S. for recreation.

“They definitely did not want to buy a property in the U.S.,” Ms. Lelli said.

“People selling their properties in the U.S. are Canadians, so they wanted to get in ahead of the curve before prices escalate.”

What they got

This two-storey log house was built with exposed posts and beams on a 1.72-acre lot in 2008.

There is an open kitchen, a dining area and a living room with a fireplace, as well as a sunroom with cathedral ceiling and an exit to a deck.

The property has well water and a septic system.

Outside, there is a bunkie, a wood-burning sauna and a new dock.

Five cars can park on a private driveway. The road is privately plowed in the winter.

The agent’s take

“It has the Muskoka cottage look and feel to it, but it’s modern,” Ms. Lelli said.

“These cottages were spread out more, and there was Crown land beside it.”
