The action
A buyer agreed to purchase this four-bedroom house for $990,000 last summer, but was unable to take possession in the fall. Since the owners had already moved out, they hired a different agent to find another buyer offering a similar payment as soon as possible. To meet that goal, new property photos were posted online showing the rooms digitally staged, and the asking price was set under $900,000.
“We hoped to get at least $950,000 because the market had turned from July to the end of the year,” agent Faisal Susiwala said.
“A lot of uncertainty had set in with tariffs and job losses. All that stuff was having an impact on the local market.”

Buyers had their choice of homes in the Kitchener area, 100 kilometres west of Toronto, yet two competed for this one. Over several days of negotiation, one bid became solidified into a $935,000 deal.
“It has always worked well for me where we have an audience bidding to buy,” Mr. Susiwala said.
“Many homes were on the market for over 90 days … because it’s all dependent on how aggressively the initial pricing is.”

“It’s located off the 401 [highway] in the Doon area, close to Conestoga College,” Mr. Susiwala said.
“It had the upper loft, which is not as common in a lot of these homes.”
