The action
Last fall, this three-year-old townhouse failed to resonate with buyers, a situation compounded by high supply levels in the growing suburb of Barrhaven, roughly 30 kilometres south of Parliament Hill. The asking price was trimmed several times, which slowly generated more buyer interest.
“It’s a nice starter home and a good investment property, and these normally are very desirable assets, with a big pool of buyers hovering around,” said agent Raymond Chin. “But we haven’t seen activity this quiet in quite a while.
“We noticed everyone else drop their prices, and we had done so as well to make ourselves competitive.”
In November, the strategy lured a new guest. They visited twice and finally made an offer.
“We had more traction given the same price point compared with other listings in the area,” Mr. Chin said, who credited the builder for the home’s competitive advantage.
“This builder came with better, higher standards.”
