The Action

Agents Mike Gambardella and Mike Donia were surprised this three-storey house, near Dupont and St. George streets, was not scooped up by a buyer despite six-figure price cuts over six months last year. They lowered the price below $2.6-million, but also cut unflattering visuals from its promotional material, emphasized its assets and advertised globally to improve their odds of a sale this spring.

“It showed really badly, it was a total gut job, so we didn’t sugar-coat it,” said Mr. Gambardella.

“We ditched the ubiquitous professional interior photos, videos and virtual staging, and concentrated on its Triple-A location, size, and future value once restoration was completed.”

The first offer received was rife with conditions, a second submission was more promising, but a third package was a clear winner with a firm, full price offer.

“There were still a few properties on that street still languishing on the market, so to get three offers at that time was pretty exciting,” Mr. Gambardella said.

“Our buyer, a local artist, bought the home without even booking a viewing, he was simply sold on the location and size.”

What They Got

This detached house, built in the late 1800s, offers nearly 3,000 square feet of living space, plus a full basement.

It currently provides two kitchens, four bathrooms and two balconies, as well as more than nine bedrooms, some of which were occupied by the owner and renters.

Eight cars can park on the 35-by 115-foot lot.

The Agent’s Take

“The lot is a little bigger than most, but the house was three storeys, and you don’t often get that,” Mr. Gambardella said.

Mr. Donia adds the property is “a diamond in the rough in the prime Annex area that is basically a stone’s throw to every amenity the city has to offer.”
