The action

Owners of this three-bedroom house expected buyers would take their time measuring it up to similar models in the Nepean subdivision, roughly 20 kilometres south of Parliament Hill, but not that they would render bids in rapid succession. Instead of reviewing the submissions right away as planned, the sellers delayed any decision-making until after the weekend.

“In this market, it’s very rare to see multiple offers,” said agent Raymond Chin.

“Once we received our first offer, not long after that someone else indicated they were interested and submitted an offer, so from there we set a time and date for buyers to present offers.”

By Monday, there were three competing bidders. Mr. Chin largely attributes its quick $762,000 sale to its summer makeover.

“Just 10 doors down, there was one on the market for a good two months probably,” said Mr. Chin.

“We were able to sell $27,000 over our asking price, so it goes to show in this market how staging, and having the home well presented and marketed properly makes a difference.”

“It was completely turnkey,” said Mr. Chin.

“The location is ideal in that neighbourhood because it’s in proximity to amenities.”
