This six-bedroom recreational property with more than 310 feet of shoreline along Kahshe Lake hit the market this spring, but it took two months before two potential buyers emerged. A deal for $4.8-million, $100,000 under the asking price, was sealed in May for a June close.
“The sellers were selling it as a secondary property, so they were going to be subject to capital gains on the sale,” said agent Maryrose Coleman.
“The offer that was [a] success was partially because of the price and partially because they were going to close before the capital gains tax [hike].”
The sale is also remarkable as the second highest on the lake after another cottage obtained $5.35-million in 2021.
“This had a lot of features a lot of [other competing properties] just didn’t have, like the gym, movie screening room, and boathouse,” said Ms. Coleman.
“The design itself was definitely all about taking advantage of the incredible view.”
