Shortly after this corner suite was listed for less than $500,000, a buyer paid a $10,000 premium for it, probably based on the amount of real estate it captures downtown, says agent Kimme Myles.

"If you get into any of the new buildings on Bay Street, there's no way you're going to get 1,148-square-feet [of living space]for $495,000," she says. "It's a bit of an older building, but people seem to get quite a bit more bang for their buck."

Well over 20 years ago, this 19th-floor unit was constructed with two bedrooms, two full bathrooms, which were updated this year, and two storage lockers, including one ensuite. "It's not very common at all, especially in the newer buildings," adds Ms. Myles.

For entertaining, there is an open-concept living and dining area and a solarium.

"It's got really great light coming in," says Ms. Myles. "Because this is a corner unit, you're … going to get a view of the courtyard down below, which is always going to be unobstructed."

About three years ago, the laundry machines were replaced and the kitchen was remodelled with slate floors and ceramic backsplashes that complement the stainless-steel appliances.

There is one parking spot for the unit.

Each month, there is a charge of $758, including cable costs. "The maintenance fee covers everything but your phone bill," says Ms. Myles.

Social and recreational facilities on-site consist of games and party rooms, a gym, a running track, a whirlpool tub and a recently converted saltwater pool. "It's got everything you could possibly want," says Ms. Myles.

Surrounding amenities range from a 24-hour supermarket, subway and university campuses to restaurants, shops and theatres. The financial and entertainment districts are also nearby.
