The action
Agent David St. Jean sold three detached properties in October in Sherwood Golf and Country Club Estates, a newer housing development outside Edmonton. Two of them were two-storey models; one took 28 days to sell, the other 53 days. By contrast, this 17-year-old bungalow sold eight hours after hitting the market to its first and only visitor for $100 more than its list price.
“We see properties take as long as a year to sell, depending on how aggressively they price, but usually it takes 60 to 90 days,” said Mr. St. Jean.
“[The buyer of this house] wanted to make sure their offer was accepted right away. They wrote no conditions and slightly above the asking price.”
This house sits on a pie-shaped lot, approximately one-third of an acre in size, abutting a pond and green space.
“Bungalows do come up, but not as often as two-storey [houses] in there,” Mr. St. Jean said. “This one was unique because it backed onto a pond.”

The home has an attached, three-car garage with an EV charger. It has about 2,600 square feet of living space, including a primary bedroom with a walk-in closet and a five-piece bathroom, the largest of the home’s four bathrooms.

The agent’s take
The large lots in the Sherwood Golf and Country Club Estates set these properties apart. “These are considered ‘acreage living,’” said Mr. St. Jean, “but basically right in town.
“You’re two minutes to the Walmart and right in Sherwood Park basically, right outside Edmonton.”
