THE ACTION
A buyer downsizing from a bungalow spent several months searching for a spacious condominium in either Point McKay or Parkdale along the Bow River. Last summer, she found this two-bedroom corner unit in a 44-year-old, adults-only building, but with an asking price of $379,900, it was well over her budget. She decided to wait.
By December, the unit had been taken off the market. The buyer’s agent, Cindy Skrukwa, contacted the seller, convinced them to reactivate the listing, and negotiated a $325,000 deal.
“We kept coming back to this one as it was the only option in her price range that offered a perfect location near family and with direct access to Bow River pathways,” Ms. Skrukwa said.

This corner unit has floor-to-ceiling windows in each room, including the kitchen and bedrooms.
There are separate living and dining areas and two bathrooms, including a primary ensuite.
The unit has a storage locker and one parking spot. Monthly fees of $780 cover utility costs.
THE AGENT’S TAKE
“The 1,070-square-foot condo is actually slightly larger than the home she downsized from, enabling her to transition to a condo without needing to get rid of prized possessions and allowing lots of space for entertaining,” Ms. Skrukwa said.
“Its southeast corner location with extensive windows enables loads of Calgary sunshine and blue-sky views.”
