The action

This 1,120-square-foot, two-bedroom corner unit is part of a 27-year-old building a few blocks north of the Bow River and Reconciliation Bridge leading into Calgary’s downtown core. Agent Kamil Lalji initially listed the condo at an asking price of $399,900, knowing that figure could be reduced as an incentive to buyers this summer.

“The kitchen and flooring were dated, but those things were priced in,” said Mr. Lalji.

“I’m a big believer in adjusting the price downwards if you’re not selling.”

As expected, the price was cut three times over 10 weeks, but still no offers came in. That changed when the price was cut to $359,900 after Labour Day and a bid of $340,000 was accepted.

“The size was really good for this unit, and that was our saving grace compared to other condos,” Mr. Lalji said.

“There were some other two-bedroom and two-bathroom units that were either smaller and newer or much older and even bigger, but with higher condo fees.”

What they got

In the Bridgeland Manor building, this unit has a kitchen and dining area in one corner, and two bedrooms in opposite corners. The primary bedroom has a walk-in closet and private access to one of two four-piece bathrooms.

The living room has a gas fireplace and sliding doors to a balcony facing south and west.

The unit is assigned one parking spot. Water and heating costs are included in monthly fees of $556.

The agent’s take

“Bridgeland has lots of amenities, and it’s very close to the river pathways and downtown,” said Mr. Lalji.

“This unit had a nice, city view and it’s south-backing with lots of natural sunlight as well.

“It also had a fireplace, which is unique for condos.”
