The action
One of agent Kamil Lalji’s clients was looking for a freehold property in a pedestrian-friendly neighbourhood. He guided them through more than a dozen properties in four areas and a top contender was this three-bedroom townhouse near the Elbow River, less than two kilometres from the Scotiabank Saddledome.
“This one was a nice size and had enough renovations,” Mr. Lalji said.
“That community has some nice brownstones lined up, and it’s adjacent to the river.
“It definitely has a different feel for Calgary.”
The buyer also had a better experience negotiating an $865,000 deal for this townhouse than another property they tried to buy earlier. That seller was too late to budge on their price.
“They eventually lowered their price and came back to us a few times saying if we hadn’t bought, we should look at it again,” Mr. Lalji said.
“By then, [my client] had moved on and made a purchase on this place.”

The agent’s take
“There are a lot of different amenities getting built out, so the area is improving,” Mr. Lalji said.
“The MNP [Community and Sport] Centre – which is a minute walk – has a huge expansion.”
