The action

This 49-year-old townhouse north of the Glenmore Reservoir sold quickly to a buyer offering $20,888 over the asking price. The seller was surprised, since the number of townhouses on the market in the city is growing and the average time they take to sell, if they sell at all, is 37 days.

“We were listing into a weakening townhouse/row house market,” said agent Cindy Skrukwa. “But they also knew they had an attractive property with extensive, high-quality renovations.

“Within 12 hours, three offers were submitted.” One minor condition on the offer delayed the closing for six days, but then the deal was done.

What they got

This two-bedroom townhouse has 1,691 square feet of living space across two floors, plus a finished basement with access to the garage.

A previous owner had completed extensive renovations on the home. It now has new soundproofing, new windows and new doors to the patio and upper balcony.

The kitchen and three bathrooms have been remodelled, the sunken living room has had its gas fireplace relocated, and the den and dining area were redone with hardwood flooring.

Water costs are included in monthly fees of $610.

The agent’s take

“It had two additional features that can be hard to find: it was a south-side, end unit with lots of sunlight, and it has an attached, double garage,” Ms. Skrukwa said.
