The action

The owners of this 19-year-old house on the golf course at Canmore’s Silvertip Resort slashed the price from an initial $6,099,000 to $4.75-million over two months last fall before finding a buyer.

“There hadn’t been a lot of big sales in the last while, over $4-million,” agent Kyle Pressman said. “It was slower at the upper end [of the market].

“It can take four to six months to sell, and if the buyer is from Ontario [for instance], it can take time to get that buyer here.”

It took several days of negotiations to turn the first offer into a solid deal, Mr. Pressman said.

“That house was incredible value for the buyer,” he said.

“But we feel like the upper end is about to move now. We’re listing quite a few houses in the $4.8-million and $5.75-million range.”

What they got

This timber-framed house on a 0.32-acre lot was constructed by well-known local builder Kidner Homes.

It has 3,222 square feet of living space across four levels, plus an additional 1,600 square feet in the basement. That level has two bedrooms, a recreation area, a sauna and a gym with two patio exits.

A loft overlooks the dining area on the main floor, as well as a living room with wood posts and beams, vaulted ceilings, a wood-burning fireplace and access to a south-facing deck.

There are five bathrooms and three bedrooms above grade. One bedroom is near the entrance to the double garage, and two bedrooms are on the level directly above.

Monthly condominium fees are $150.
