THE ACTION

Agent Christina Hagerty was reluctant to list this studio loft during a slow season when condominiums took an average of six weeks to sell across Calgary. Waiting for supply levels to drop was not an option for her client, who received a job transfer shortly after they moved in earlier this year. Their best course of action was to post the loft for $349,900 – the same amount they paid – and try to recoup as much as they could.

“We knew that reselling a condo within the same year could be a challenge, but when it’s a rare find, the market sets the value,” said Ms. Hagerty.

“We were thrilled to sell within $5,000 of our asking price in just 2½ weeks.”

The seller was fortunate that their loft was the only vacancy in the 46-year-old building, situated less than two kilometres west of Scotiabank Saddledome.

“It was a perfect match for somebody,” Ms. Hagerty said. “There was nothing else out there.”

WHAT THEY GOT

The principal room is open concept with windows at one end and a kitchen at the other with concrete countertops, an island and stainless steel appliances.
