The action

This three-bedroom house south of Calgary strained to draw buyers with an asking price of $850,000. That changed little when the price was cut to $799,900.

“A number of agents selling in that community joked the community was called the Bermuda Triangle of real estate, because there was no rhyme or reason to any of the sales,” said agent Benjamin Archibald.

“Very little would happen for a long time across a lot of the properties, then all of a sudden it would be sale, sale, sale, sale. Then nothing would happen.”

To be proactive, Mr. Archibald changed the property’s price again, this time to $774,990. About a month later, the first and only offer came in, resulting in a sale for $765,000.

“We kept at it and reduced the price a few times until we had an offer come through,” Mr. Archibald said.

What they got

Across the street from Laudan Park, this nine-year-old house has an attached, double garage and 2,126 square feet of living space, plus a recreation area and four bathrooms.

The kitchen has an island, a pantry and stainless-steel appliances. The dining area has a back door to a deck and yard on the 38- by 115-foot lot.

There is a living room with a fireplace, and a lounge area upstairs by the laundry room and primary bedroom.

The agent’s take

“The super unique thing about this house was it faced the green space,” Mr. Archibald said.

“You were steps to walking paths along the ridge with beautiful views, and a number of amenities on the south side of the ridge.”
