The action

This 70-year-old bungalow near the MacKenzie Ravine and North Saskatchewan River was priced under $700,000 to draw a crowd. More than 30 buyers booked individual tours with others attending an open house event. Several guests looped back with offers over the next few days.

“[In Edmonton], bidding wars are not that common,” said agent Clare Packer.

“But over the past year or so, as our inventory has gone down, things have gotten more competitive.”

This property sold $30,000 over the asking price largely due to its unconventional mix of original and modern features.

“Very few bungalows have that many well-preserved, mid-century modern details, like the low sloped roofline and exposed wood,” Ms. Packer said.

“[And the sellers] had upgraded everything,” she said. “The bathrooms were beautiful, and the kitchen was super thoughtfully done.”

What they got

The kitchen has been remodelled with handleless cabinetry, a quartz-topped island and stainless-steel appliances.

Two bathrooms are on the main floor, while a third one is in the basement, along with a recreation area and a third bedroom.

There’s a south-facing deck and a double garage facing a laneway. Open green space fills out the rest of the pie-shaped lot, measuring 70 feet across the front and 124 feet along one side.

The agent’s take

“It’s in a desirable community, close to the river valley trail system and downtown,” Ms. Packer said.

“It’s safe, and an established community with mature trees.”
