The action

For agent Clare Packer, there was one overriding reason for listing this seven-year-old house early in December: There was nothing else for sale in the neighbourhood.

“We wanted to capitalize on the very sparse inventory available at that time in that community,” Ms. Packer said.

“If you’re waiting for spring, which is a very Edmonton thing to do, it doesn’t always pay off, and this is a perfect example of that.”

Within two weeks, this property in west Edmonton, north of the MacKinnon Ravine, had an offer for nearly 98 per cent of its list price.

“If we look at the last three months in the community, the average days on market is 50,” Ms. Packer said.

“This is newer construction in a mature community, and that’s kind of nice.”
