The action
This five-bedroom house hit the market last fall but was largely overlooked by buyers faced with an overabundance of properties to choose from in Calgary’s northwest pocket. Originally priced at $759,900, it took three reductions to keep house hunters interested.
“The market had such a surplus of inventory,” said agent Benjamin Archibald. “It felt like every week, there was more and more inventory.
“It made for a very challenging sell, even though the property itself was beautiful and had a lot of unique features.”

As winter approached, similar properties were taken off the market, making it easier for a buyer to spot this home and appreciate its value. Finally, a deal was negotiated for $675,000.
“For Citadel, there were 22 properties withdrawn, expired or terminated in the last six months,” Mr. Archibald said.
“If you wanted to sell, you had to price it at a certain point to beat out your competition, which is ultimately what happened here.”
