This three-bedroom house shares many similarities with other luxury homes that have sold near the $1-million mark in Cochrane, roughly 40 kilometres northwest of downtown Calgary. Initially priced in the same ballpark, it was discounted by about $10,000 to $50,000 every week or two to draw a buyer.

“It was a beautiful property, but it was unfortunate the time we went on the market,” said agent Benjamin Archibald.

“Nothing was moving in that price point. At that point, anything over $700,000 was just sitting.”

There were numerous open house events, and one finally brought in a bidder. But that bid was overawed by an unexpected offer from an out-of-town visitor.

“There was a surprising amount of people coming from out of town,” Mr. Archibald said.

“Cochrane is a beautiful town just northwest of Calgary and close to the mountains. It has a small-town feel and is growing incredibly fast.”

“The seller spared absolutely no expense putting in a fully legal suite in the basement with a new separate side entrance, and top-of-the-line finishings.”
