The action
The owner of this semi-detached house had planned to put it on the market in April but decided to hold off, do some minor repairs and wait for potentially lower housing supply levels and a more receptive buying climate.
“[My client] considered listing it as-is for as low as $725,000 to $750,000, when the market was tougher,” said agent Bryon Howard. “[There was] so much uncertainty in the market.
“They painted, did some cleaning, and updated the front door, so we listed it two months later at $795,000,” he said. “At that point, there wasn’t much competition on the market.”
They had just seven visitors, but one came with an offer, $5,000 under the asking price.
“We did not have a lot of activity, but it worked for one couple,” said Mr. Howard.
“It definitely sold fast for that area.”
