The action
This three-bedroom house with another bedroom below grade in Calgary’s west end was similar to another detached house listed and sold for nearly $1.45-million in February. Agent Kamil Lalji advised setting the asking price at $1.25-million, factoring in that the home on a 35- by 103-foot lot faces a major thoroughfare and abuts a fourplex development.
“We had a lot of people who expressed interest and said it was on their short list, but the majority of people just couldn’t get over the fact that it’s on a busier street,” Mr. Lalji said.
The kitchen has an island, quartz countertops and a pantry.
“When you’re in the house, the windows are quite good: You don’t really hear the noise or traffic from inside.”
To encourage more buyers to visit, the price was cut repeatedly, and updated (snow-free) photos were taken. Finally, in August, a buyer wrote a $1.05-million offer, which the seller accepted.
“Listings are up, and prices are dropping, and that’s universal through every segment of real estate in Calgary,” Mr. Lalji said.
“The sellers understood from the get-go they’d have to give up a relatively good deal because it’s on a busy street, but would still make some money on the sale.”
The basement has a recreation area and a wet bar.
What they got
This nine-year-old house has 2,241 square feet of living space, including a den, a dining area and a living room with a gas fireplace and sliding doors to a patio and double garage.
There are four bathrooms and a kitchen with an island, quartz countertops and a pantry.
The second floor has a laundry room with a door to a walk-in closet for the largest bedroom.
A fourth bedroom and a recreation area with a wet bar are in the basement.
