This three-bedroom house was priced less than $700,000 to present it as a low-cost alternative to the pricier homes to the south near Nose Hill Park. Two wannabe buyers quickly made offers midweek, hoping to get ahead of more house hunters expected to view the home on the weekend. One of the two made a competition-crushing bid of $46,000 over the asking price to seal the deal.

“In this area, there were other properties sitting around at that $750,000 to $799,000 price point,” said agent Kamil Lalji. “They might have been bigger or had [granny] suites, so from an objective standpoint, you’d think they should be worth more money and should have traded. [But] a lot of them ended up sitting and trading for less.”

The owners made an effort to beautify the home to remove anything that might distract from its assets, such as its enlarged recreation area with access to the patio and skylights cut into the floor of a deck above.

“I spent a lot of time guiding these owners through the preparation process – patching, painting and getting carpet fixed – so it was perfect in terms of presentation,” Mr. Lalji said.

“It had a basement extended out with a 10- to 15-foot deck [above], so there were even skylights in the deck into the basement, which is really unique.”

“It’s on a quiet street, and a sloped lot that allowed for the walkout and a bit of a view,” said Mr. Lalji. “It’s close to Nose Hill Park, which is an interesting, municipal park, about four times the size of Central Park in New York.”
