The action

Agent Benjamin Archibald advised the owner of this two-year-old house to ease into the market with an asking price under $850,000. To his dismay, numerous properties were released around the same time, overshadowing the home’s presence in the subdivision, 15 kilometres northwest of the Calgary airport.

“We started at one price we felt was market value, then 20 to 30 properties came on with us, so there was a huge amount of competition,” said Mr. Archibald.

“The thing with new build communities now is you’re competing with new build inventory, resale inventory that is one to two years old, and other properties in more established areas.

“So, it’s a triple whammy trying to present value to buyers.”

The seller reduced their price by $25,000 on two separate occasions, just weeks apart. About a month later, a deal was arranged at $780,000.

“My client wanted to sell and move to their new property, so they were willing to adjust the price and take a loss,” Mr. Archibald said.

“That was a rocky road, but we ended up getting it done, so that’s what counts.”

What they got
