This 29-year-old townhouse hit the market last fall and had its price trimmed every two to three weeks to get noticed by house hunters looking for a property near the bustling stretch of 17th Avenue better known as the Red Mile district.

“Those inner-city townhouses built in the nineties move a little slower,” said agent Kamil Lalji.

“The property was also harder to price, being a rare townhouse with a double garage in that location, and it’s renovated.”

Recent changes include a redesigned kitchen with a stylish island, banquette seating and dry bar in addition to some new operating systems.

“A lot of the non-interesting stuff, like the furnace and hot water tank; people don’t see or don’t understand that it costs a considerable amount of money,” Mr. Lalji said.

One offer came in and negotiations brought the final sale price to $40,000 below the last asking price.

This three-bedroom townhouse has 2,153 square feet of living space. There’s also a finished basement with access to the garage, and a rooftop terrace outside a loft space on the third floor.

Some new tilework has been added around the gas fireplace in the living room. The largest of three bathrooms has a heated shower bench and floors.

Monthly condominium fees are $570 and pay for snow removal and groundskeeping.

“Upper Mount Royal is considered the most affluent and prestigious area of Calgary, and this is adjacent to that in Lower Mount Royal,” Mr. Lalji said.

“It’s a nice location close to a lot of amenities along 17th Avenue Southwest, and there are good schools within the catchment area.”
