The action
Buyers from Calgary were shopping for a large, mountain retreat and found only one property worth visiting: this four-bedroom penthouse at Silvertip Resort in Canmore, about 100 kilometres west of the city.
“There’s a real rarity of four-bedroom, single-level condos like this in a building about 20 years old,” the buyers’ agent Joel Gwillim said.
“A lot of newer buildings in the area would only have an average of two bedrooms, or maybe three.”
The living room features a fireplace.
Unfortunately, the asking price on the 2,819-square-foot end unit, at $2.2-million, was over the buyers’ budget. But a price cut in November brought it within reach. A deal was cut at $1.95-million.
“Their budget was comfortably under $2-million, which in Canmore doesn’t get you too much any more,” Mr. Gwillim said. “That’s why this one hit their parameters.
“It’s going to be a great investment. If someone were to replicate that build in today’s costs and standards, they’d be paying a lot more.”
There is also a fireplace in the primary bedroom.
What they got
This penthouse has windows in each room, including the kitchen, and separate balconies facing north, east and south.
There are wood post and beams in the foyer, and fireplaces in the living room and primary bedroom.
The flooring is heated in two of the unit’s three bathrooms. The kitchen has an island and a walk-in pantry.

The agent’s take
“It had that mountain cottage, rustic modern feel about it with a lot of wood grain, heavier textures and colour palette that really fit in with the surrounding trees and mountains,” Mr. Gwillim said.
“The Three Sisters is the staple view in Canmore, and it’s outside many of the windows there. It’s also on Silvertip Golf Course.”
