The action

This two-bedroom townhouse was one of the last of eight units sold in an infill project built by Crystal Creek Homes about six kilometres southwest of downtown Calgary. It was listed for $646,000, with a special incentive that erased the monthly $304 maintenance fees for one year.

“We were having open houses every week, sometimes twice a week, getting a lot of people through the door,” said agent Kamil Lalji.

The builder declined several early offers but accepted one shortly after Labour Day that came within $3,500 of the asking price.

“More often than not, builders are more firm on their prices,” Mr. Lalji said.

“It’s like going to a car dealership: there’s a little bit of room to negotiate, but not a ton, unlike the resale market where it can be extremely variable.”

“The finishing standards and specs were all very high,” said Mr. Lalji.

“It’s a good overall location right between the Beltline and Marda Loop. There are a lot of nice amenities in those areas.”
