The action

This five-bedroom house on a 0.31-acre lot at Sherwood Golf and Country Club Estates in suburban Edmonton came to market when there were few competing properties for sale in the area. Agent David St. Jean was prepared for a low turnout, typical in winter, but counted roughly 120 buyers at its first open house.

“Before the market gets flooded, we like to encourage our clients to list in the pre-spring market,” Mr. St. Jean said.

“We had an open house with about 120 people on the Saturday. Usually, we’d see three or four groups through.”

Buyers from Calgary were the first with an offer. The sellers accepted $24,900 less than their asking price.

“We’re still seeing a lot of buyers migrating here from B.C. and other areas of Alberta because the Edmonton area is still relatively cheaper compared to other markets.”

“They’re all third-of-an-acre lots in there,” Mr. St. Jean said.

“It has a four-car garage, which was nice.”
