The action

This three-bedroom house backs onto the Bridlewood Centre shopping centre and is similar to many of the other homes in the neighbourhood. To set it apart, the asking price was set a tick below $700,000. One offer came in, $9,900 below asking, which was accepted by the sellers.

“The struggle this year is there’s a ton of inventory all over the place, and that’s why buyers have slightly more power because they have more options,” agent Benjamin Archibald said.

“We started the listing at $699,900, the reason being, instead of trying at $700,000 or $715,000, was to capture … a larger market.

“Within the first week, we got an offer.”

What they got

“It was a beautiful property with a bonus room upstairs,” Mr. Archibald said.

“There’s a bit of a busier road behind, but since you have the big trees in the back, you didn’t notice.

“There’s also a gate at the back of the property. That way kids have easy access to get out back and jump on the school bus.”
