The action
A few blocks away from 17th Avenue and Fourth Street, this two-bedroom house was open for a handful of preview tours, creating some interest ahead of its formal listing in April. There were five more visitors before one party started purchase discussions. Once word got out that the game was on, two other bidders got involved. The seller accepted an offer $15,000 over asking.
“I was surprised we got more than list,” said agent Kamil Lalji.
“But for that area, things move fairly quickly if it’s priced appropriately and you have a good offering.”
In this case, the 115-year-old house was enhanced by art created and collected by the seller, a textile artist. The home is also in a vibrant community with numerous popular restaurants, cafés and shops.
“It felt different and unique from a lot of properties, and people in that area tend to resonate with that more,” Mr. Lalji said.
“It’s a super desirable, pedestrian-oriented, inner-city area, adjacent to the Beltline, which hugs downtown. People love the walkability of the area and its access to the river pathways.”

The agent’s take
“The owner had done a lot of non-cosmetic work,” Mr. Lalji said.
“It was an open canvas with a good layout for someone who wanted to do their own cosmetic upgrades.”
