LISTING AGENT Lillian Adamakis, Keller Williams Advantage Realty
The Action: The work required to refurbish this century-old duplex intimidated many buyers, and the few who were interested had to book showings around the limited availability of all tenants. These two factors largely kept the property on the market for months, agent Lillian Adamakis explains.
What They Got: Various owners renovated and expanded this three-storey structure, which sits on a 28- by 117-foot corner lot within steps of Withrow and Riverdale parks.
The main floor unit contains a fireside living room, a dining room and an eat-in kitchen, as well as a bathroom and bedroom with a walkout to a deck and restored two-car brick garage.
The second unit occupies the upper levels, including a sunroom, a fireside living room and a dining room on the second floor, as well as a bathroom and updated kitchen with a walkout to a deck surrounded by brickwork.
Directly above, there is a full bathroom and two bedrooms, one with his and hers closets.
The Agent's Take: "It was a grand old dame," says Ms. Adamakis. "There was an original main floor with huge, gracious rooms, a fireplace and a three-storey turret … that just let so much light into the rooms."
Plus, few homes offer as much living space and parking as this one does.
"It's probably one of the largest houses in the area," says Ms. Adamakis. "In that area, you're lucky if you've got a lane at the rear … and private drives are one in a 1,000 if that. So a double, detached garage is one in 1,500."
