Agent Nutan Brown exposed a first-time buyer to roughly 50 properties across Toronto and as far as Uxbridge to get a sense of how to maximize a budget of about $300,000.

"The homes, the size and quality that you get there is tremendous," says the agent, who sold three houses on the same street in the past 1½ years. "At a first-time buyer's price point, it's important to get the best bang for your buck."
The 25-by-151-foot property has a deep backyard with a fish pond and a long front driveway and garden overlooking the Eglinton Flats across the street.
"We love the location because [the house]faces the ravine," Ms. Brown says. "And if you look at the lot size, [the buyer]has a phenomenal, huge backyard, which is very private."
The two-bedroom house was likely built in about the 1940s and retains original stained glass windows, wood trims and alcoves. "It looked like it had been well looked after," she says. "It was a solid house."
New fixtures, flooring and other upgrades were made in the two bathrooms and kitchen, which has a door to a laundry room that exits to the deck.
The master suite upstairs features hardwood flooring, while upgraded laminate floors appear elsewhere else.
The basement could be converted into a rental unit as it has an open recreation room and office, plus a full bathroom and side and front entrances. "This is a bit of a unique set up," Ms. Brown adds. "I didn't see it on other homes."
