"A deal is a deal and he who hesitates...," says agent Holly Wood, well, they are not the new owners of this 886-square-foot penthouse suite.
With first access, Ms. Wood brought three buyers through this two-storey suite before it even entered the MLS system.
"At this price, I always have a blank contract ready to go and I always advise my clients to act now," she says.
In this case, two of the three interested parties wanted to wait a day before writing an offer but "the third buyer acted on it and got it. Full price with no subjects is the way to go in this situation," says Ms. Wood.
Although this 30-year-old suite is in need of some updates, for $529,000, "a two-bedroom and den with a view, across from Kits beach - it's a no-brainer," say Ms. Wood.
"In this market, you have to be aggressive and act fast when you see such an amazing deal," she says.
"The listing agent could have waited," adds Ms. Wood. They could have let the unit sit on the MLS for a week to garner more exposure before accepting offers and, "in my opinion, it would have gone multi-offer for over $100,000 over asking price and maybe more."
The corner suite has 17-foot vaulted ceilings, a wood-burning fireplace and a glass-roofed den upstairs. A $202 monthly maintenance fee covers gardening, garbage pickup, hot water, management and use of the recreation facility, including a squash court.
"The new owner of this suite is from Kitsilano," says Ms. Wood, and, "due to all-time-low interest rates, had he continued to rent in the area, he would have paid more and would not have gotten this view or location."
