Listing agent: Keith Roy, Macdonald Realty Ltd
The Action:
A year and a half ago the previous owners of this 661 sq. ft. suite bought the unit for almost $40,000 less than what they sold it for this year, says agent Keith Roy.
"The Vancouver real estate market has really rebounded from the lows of 2008 and 2009," he says.
"With a full marketing plan and a great looking apartment, combined with very little choice and low interest rates, we were able to generate two offers and a quick sale above the asking price."
What They Got:
This one-bedroom suite has been renovated and professionally decorated with new lighting fixtures, cabinetry, hardware, ceiling fans, fresh paint and laminate flooring. The eight by fourteen foot master bedroom has double closets and the twelve by four foot balcony has been enclosed to create a den or office space.
The "reliable older building," which was constructed in 1982, is "well maintained" and strata fees are only $198 a month, says Mr. Roy. This monthly maintenance fee covers gardening, garbage pickup and hot water.
While the 11-unit building does not have ensuite laundry, this suite does have one underground parking stall and a storage locker.
The Marpole location puts the new owners of this suite close to transit, shopping, the community centre, Richmond and downtown.
The Agent's Take:
With a sale for less than $300,000, "this is considered an entry level price point in Vancouver," says Mr. Roy.
The new owners, "first time buyers, loved the renovations and the unique layout," he says.
